1. Definitions

• "Bramblehouse" refers to the agency operating from 128 Ratsada Road, Phuket.
• "Client" / "You" refers to any individual or household engaging our services.
• "Services" refers to Villa & Apartment Stays, Relocation Rental Search, and Ongoing Rental Administration, as described on our website.
• "Agreement" means these Terms and Conditions together with any service-specific engagement agreement.
• "Landlord" refers to the third-party property owner with whom a lease is ultimately agreed.

2. Acceptance of Terms

By using our website or engaging our services, you confirm that you are aged 18 or over and have the legal capacity to enter into a binding agreement. If you are engaging on behalf of a household or organization, you confirm you have authority to do so.

3. Service Description and Availability

Bramblehouse provides property rental facilitation services in Phuket, Thailand. Services are subject to property availability. We cannot guarantee that a specific property or area will have suitable availability at the time of engagement.

Services are delivered in English and Thai. We make no representation that services are available in other languages.

4. Client Responsibilities

• Provide accurate and complete information about your requirements, household composition, and budget
• Attend agreed viewings at the scheduled time, or notify us with reasonable advance notice if rescheduling is needed
• Make lease decisions independently — Bramblehouse provides information and guidance, not legal advice
• Settle any agreed fees on the timeline specified
• Use our website and services in a lawful and respectful manner

5. Prohibited Uses

You may not use our website or services to:

• Submit false or misleading information
• Attempt unauthorized access to any system or data
• Infringe intellectual property rights
• Engage in any activity that is illegal under Thai law

6. Fees and Payment

Current service fees are published on the Solutions page of our website. All prices are in Thai Baht (฿). Fees are agreed in writing before any service commences and are not subject to change once confirmed.

• Villa & Apartment Stays: Pricing agreed per engagement; payment terms confirmed at booking
• Relocation Rental Search: ฿26,000 one-time fee, payable before or at the start of the search
• Ongoing Rental Administration: ฿4,600/month, billed monthly in advance

Accepted payment methods are communicated at the point of engagement.

7. Refund Policy

• Relocation Rental Search: If you withdraw before any viewings are conducted, a partial refund may be considered at Bramblehouse's discretion. No refund is provided once viewings have taken place.
• Ongoing Administration: The service may be cancelled with 30 days' written notice. No refunds are issued for the current billing month.
• Stays: Cancellation terms are specific to the property in question and are communicated at the time of booking.

8. Intellectual Property

All content on the Bramblehouse website — including text, layout, and images — is the property of Bramblehouse unless otherwise stated. You may not reproduce or redistribute any portion of our site without written permission.

9. Disclaimers

Bramblehouse provides property facilitation and guidance services. We are not:

• A party to any lease agreement (which is between you and the landlord)
• Providers of legal, tax, or financial advice
• Responsible for the condition of a property after a lease is signed
• Liable for any actions or omissions of landlords

Property assessments reflect conditions at the time of our visit. We cannot guarantee conditions will remain unchanged.

10. Limitation of Liability

To the maximum extent permitted by Thai law, Bramblehouse's total liability in connection with any service shall not exceed the fee paid by you for that specific service. We are not liable for indirect, consequential, or incidental losses.

11. Termination

Either party may terminate a service engagement with written notice. Bramblehouse reserves the right to discontinue a service if the client provides materially false information or engages in conduct incompatible with the terms herein. Termination does not affect any accrued rights or payment obligations.

12. Dispute Resolution

These terms are governed by the laws of Thailand. In the event of a dispute, both parties agree to attempt informal resolution first. If not resolved within 30 days, disputes shall be subject to the jurisdiction of the courts of Phuket Province, Thailand.

13. Changes to These Terms

We may update these terms periodically. The version on our website at the time of engagement applies. We will notify active clients of material changes by email with reasonable notice.
